NETPark’s Phase 3 development sets a new standard for sustainability, thanks to a carefully crafted strategy led by our development partner, Clear Futures. This forward-thinking approach ensures that NETPark meets ambitious carbon and energy efficiency targets, positioning it at the forefront of sustainable business spaces.
Key sustainability features include a complete absence of fossil fuels on site, with renewable electricity generated from an on-site solar panel array. Heating is provided by air source heat pumps, while a hybrid ventilation system with ‘windcatchers’ and automated controls monitors air quality and temperature, optimising energy use and achieving 75% greater efficiency than traditional systems. Based on realistic occupancy levels, office energy consumption is aligned with UK Green Building Council and Paris Proof targets. The buildings are also designed and constructed to meet the BREEAM ‘Very Good’ rating, reflecting high standards in environmental performance and responsible construction practices.

The masterplan for NETPark Phase 3 is designed to create a cohesive and vibrant campus environment, characterised by high-quality, flexible buildings set within a pedestrian-friendly parkland. Key features of the masterplan include 356 car parking spaces, 22 active EV chargers, and infrastructure for an additional 78 passive EV chargers to support future expansion. Each service yard is designed for operational efficiency. It features enclosed bin compounds with steel structures and timber cladding, securely locked doors, and a dedicated substation. Permeable paving blocks support sustainable drainage, and provision for a chemical store ensures the safe handling of materials.
