NETPark Discovery
Flexible laboratories, cleanrooms and offices at NETPark Discovery
NETPark Discovery provides self-contained office, laboratory and cleanroom space for science, engineering and technology companies.
The buildings are designed for growing companies that need more room, specialist facilities or a combination of technical and office space. This includes businesses moving on from NETPark Plexus and established companies relocating to County Durham.
Space designed around your operation
We have two Discovery buildings at NETPark – Discovery 1 is home to pharma and life science clusters and Discovery 2 is now home to our life sciences R&D and manufacturing hub.
Each Discovery building provides units ranging in size from 1,200sqft – 7,000 sqft and make the ideal choice for growing companies expanding on the park or relocating here. Space can be adapted to include laboratories, cleanrooms, offices and meeting rooms, depending on the unit and the needs of the occupier.
Discovery tenants benefit from controlled access, communal break out space and a data and comms room with broadband and wifi packages available. Each self-contained unit is furnished to a high standard and includes a kitchen point, WC's and a dedicated meeting room. Discovery buildings are sustainable and rated BREEAM excellent and offer cycle storage, electric vehicle charging and free parking.
The buildings provide a practical next step for companies whose research, technical teams or production activity have outgrown smaller premises. Businesses can expand at NETPark while remaining close to the partners, facilities and companies they already work with.

A parkland setting
Discovery sits within NETPark’s landscaped campus, with green space and routes around the site that give people somewhere to walk, meet or take a break during the working day.
The buildings incorporate measures designed to reduce energy use, including solar panels and an orientation intended to limit solar gain.
